CONSULTATIONDuring your consultation with our director Sam Harb, we'll explore the aims, requirements, desired finishes and possibilities of your project in full.
BUDGET ESTIMATESIf you're happy to proceed, we will visit the property and gather the information needed to produce a budget build cost, including project management, design fees and other fees as required. We can enter into a binding agreement upon approval of the provisional numbers.
MEASURED SURVEYOur RIBA approved architect will visit your property and survey all required measurements to produce accurate drawings of the proposed development. The foundation for everything that follows.
PROPOSED DESIGNThe architect will produce schematic drawings for your approval and discuss any changes you would like to make before submission for planning permission. You review and sign off before anything is submitted.
PLANNING PERMISSIONWe submit the planning application on your behalf and negotiate with the local planning office to achieve the best result. Planning typically takes around two months. For listed buildings or challenging sites, we bring in specialist planning consultants.
BUILDING REGULATIONSOnce construction drawings are approved by building control, you are ready for build. We work with both local authorities and private building control companies. Interior design, scope of works and cost planning begin in parallel at this stage.
STRUCTURAL CALCULATIONSOne of our fully qualified structural engineer partners will produce structural drawings, presenting a clear scope of how to achieve the construction requirements of the project safely and efficiently.
PARTY WALL AGREEMENTSAny structural alterations that connect to a neighbouring property will require a party wall agreement. We manage this process entirely. Liaising with neighbours and surveyors to resolve agreements as efficiently as possible.
PROJECT MANAGEMENT & QSDetailed cost planning to take the uncertainty and risk away from your project. We highly recommend instructing Ambia to project manage all processes and assume responsibility for health, safety and CDM 2015 compliance. We are also proficient in JCT and NEC contracts.
CONSTRUCTIONOur in-house team of site managers, carpenters, and skilled tradespeople forms the backbone of every build, ensuring continuity of standards and a consistent hand on the tools. Where a project calls for specialist expertise. Joinery, bespoke metalwork, advanced structural works, we engage trusted sub-contractors selected for their craft, not their convenience.
SNAGGING & HANDOVEROnce construction is complete, our snagging specialists carry out detailed walk-arounds listing any small finishing touches for revision. A professional cleaning team then gives the property a thorough clean, and we hand over your completed home in perfect condition.
