Our 12-Stage Process: From Concept to Completion

With our 12-stage process, we ensure each phase, from initial consultation to final handover, is handled with precision.

2. STAGE TWO
Consultation
On the consultation call with our director Sam Harb, he will be happy to discuss the aims, requirements, desired finishes, possibilities of your project.
3. STAGE THREE
Budget Estimate
If your happy to proceed, we will visit the property; we can then gather the information needed to produce a budget build cost, including project management, design fee's & other fees if required. We can enter into a binding agreement if you approve the provisional numbers.
4. STAGE FOUR
Measured Survey
The architect will visit your property and survey all the required measurements for us to complete accurate drawings of the proposed development.
5. STAGE FIVE
Proposed Design
The RIBA approved architect will then produce schematic drawings for your approval and discuss any changes that you would like to make before the submission for planning (if planning is required).
6. STAGE SIX
Planning Permission
We will submit the planning application on your behalf and negotiate with the local planning office to get the best result. Planning permission usually takes around two months. Ambia will also bring in specialist planning consutlant’s if the property is listed or challenging.
7. STAGE SEVEN
Building Regulation
Once the construction drawings are approved by building control, you will be ready for build. We use local authorities or private building control companies in some cases. Work is also started on the interior design, scope of works & cost plan.
8. STAGE EIGHT
Structural Calculations
One of our fully qualified structural engineers partners will produce structural drawings. This is an important part of the design, it will present a clear scope of how to achieve the construction of the project.
9. STAGE NINE
Party Wall Agreements
Generally any structural alterations which tie into the neighbours property will require a party wall agreement. Some times this process takes time, it all depends on the neighbours & surveyors response times.
10. STAGE TEN
Project Management & QS
Work on the detailed cost plan. To take the cost uncertainty and risk away from your project, we highly recommend instructing NU to project manage the processes & take on responsibility for the health and safety CDM 2015.
11. STAGE ELEVEN
Construction
We build your loft conversion, home extension, basement, renovation or new build. With our team of builders, carpenters and trades we deliver high quality construction services. We also work with specialist sub contractors.
12. STAGE TWELVE
Handover
Once construction is complete the snagging specialists will carry out detailed walk arounds of your new space, listing any small finishing touches for revision to make your project perfect. A professional cleaning team will also give the property the once over.
